Primary Workspace Opens New Coworking Hub in Historic Gretna Schoolhouse

A historic schoolhouse in Gretna, LA, has been transformed by Primary Workspace into a 13,000-square-foot coworking space through a private-public partnership between Formwork Development and Jefferson Facilities Inc. The property, built in 1911 and vacant for more than 50 years, underwent extensive renovations totaling $3.5 million before reopening.
At the new Primary Workspace location at 519 Huey P. Long Ave. in Gretna, members can choose from flexible workspace options, including open-desk coworking starting at $25 per day, dedicated desks at $275 per month and private offices accommodating up to six individuals from $850 per month. The venue also offers meeting rooms starting at $15 per hour that can host events with a capacity of up to 150 people.
The space will also offer a variety of amenities designed to cater to diverse professional needs. Amenities include indoor and outdoor conference rooms; privacy rooms; lounge areas; and a restored, two-story auditorium that serves as a central gathering and event space. Members also enjoy high-speed internet; complimentary coffee and tea; a fully equipped kitchen; and natural lighting throughout the space.
The 20,000-square-foot building also includes office space and 2,800 square feet of retail space. The German Cultural Museum — the only tenant to remain operational throughout the building’s vacancy — continues to occupy a portion of the property.
Notably, funding for the project included $2.7 million in American Rescue Plan Act funds from the City of Gretna with the remaining $800,000 covered by Louisiana State Historic Tax Credits. Jefferson Facilities Inc. represented Jefferson Parish and the city, while Formwork Development led the project on the private-sector side. Studio BKA served as the architect and interior designer with Perrier Esquerré Contractors handling construction.
Together, these efforts brought the project to life, blending historic preservation with modern revitalization to benefit the Gretna community.
