California-Based SimplerSpace to Open New Coworking Location in LEED-Certified Building

SimplerSpace, a coworking operator with coworking sites in Carlsbad and Placentia has recently announced the upcoming opening of its third space in California, more precisely, in Chino. The operator will occupy an entire floor in the LEED-certified building of Chino Corporate Center. The new coworking facility will span across 13,500-square-feet of the construction’s 58,573-square-feet of total space.

The Foothill Accountable Care Medical Group is the owner of the four-story Class A office property. Based on information from CommercialEdge, the company purchased the property from The Fulcrum Group in 2022 for $15.1 million.

The entire fourth floor of the building is occupied by SimplerSpace, which offers 50 offices and suites. To oversee the space enhancement project, the company collaborated with contractor Dutchmen Construction and building manager Map Realty Group. Common areas and lobbies were upgraded, and new flooring, more conference rooms and an extension of the break room and lobby areas were all added here.

Chino Corporate Center, located at 14726 Ramona Ave., has earned a LEED Gold certification to attest for its eco-friendly amenities and green initiatives. The office building, which was finished in 1991 and restored in 2015, has options for signage, 24-hour card key access, and solar energy services.

According to the same source, additional tenants currently in the building include EJD Engineering Inc., Transamerica Financial Advisors, King Realty Group, Coastal Vision Medical Group, and InsurTech Insurance Solutions.

Situated within 35 miles of downtown Los Angeles, the roughly 3-acre property is between Ontario International Airport (12 miles away) and Chino Airport.

As the coworking sector continues to gain ground across the U.S., California is a sought-after market for flexible workspaces, making for a promising investment from coworking operators. In fact, according to the most recent CoworkingCafe industry report, LA is the nation’s leading coworking market, having the most coworking spaces, almost 280. However, coworking has been knows to transcend urban limits, well into smaller cities and suburbs, all in an effort to bring flexibility closer to worker’s homes.
